The Windham Hill Inn was built in 1825 as a farmhouse belonging to the Lawrence family and converted to a small bed and breakfast in 1962. Today, our hotel features 22 uniquely designed accommodations in three settings: The Main House, the White Barn, and the Cottage.

Set on 160 verdant acres tucked between Green Mountain National Forest and delightful towns like Brattleboro and Grafton, our award-winning boutique hotel offers boundless opportunities for hiking, cycling, farm-stand-hopping and doing nothing more than relaxing in the New England countryside.

Hotel Policies

Check-in/Check-out: Check-in after 3:00 p.m., checkout before 11:00 a.m.

Deposit: All reservations must be secured by a deposit of 50% for two or more nights, and 100% for one night or our advanced purchase rate. We have a minimum of one night stay for all reservations.

Facility Fee: The Windham Hill Inn assesses a $10 per night, per room facility fee plus 9% tax. This fee covers the following facility services: Full access to the hiking/snowshoe trails, outdoor heated pool (seasonal), clay tennis court (seasonal), wireless internet, 24-hour hot beverage service (Keurig coffees and teas), afternoon tea cookies, evening Vermont cheese board, bottled water in room, newspapers, local calls, Tesla charging station, full concierge services. 

Reservation Policy: Two-night reservations are required for weekends and the peak foliage season while three nights are required on certain holiday weekends, which will be mentioned with the specific package information. We accept reservations up to one year in advance.

Credit Cards: We accept Visa, Master Card, and American Express.

Cancellation Policy: For cancellations of 14 days or more prior to your arrival, we are able to hold your deposit for a future stay or arrange for a refund net of a $40 processing fee. Please note: 30 days' notice is required for stays in July through October and other peak times such as New Year’s week and President’s week in February. If cancellation occurs inside of the required 14 or 30-day period prior to your arrival, no deposit will be refunded or held for a future stay. Late arrivals and/or early departures will be responsible for the entire reserved stay unless we are able to rebook the room.

Smoking: The entire inn has a no smoking policy indoors and outdoors.

Children: Appropriate for children ages 12 and over only. This property is not suitable for infants. 

Gift Certificates

Gift Certificates and in-room indulgences are available to purchase through the Inn. Our gift certificates make the ideal gift for friends, family or even as corporate incentives and can be applied to dining, lodging, and in-room indulgences. Gift certificates are available for any amounts and may be ordered from the reception desk in person or by phone, fax or email. Gift certificate orders not received in person will be sent by mail.

Local Vermont Cheese Plate for Two: Indulge in a variety of artisan cow, goats and sheep milk cheeses, served with gourmet crackers, nuts, and dried fruit. $20
